I am always amazed by people spending money on freshening up the house with new coat of paint, or landscaping the gardens before selling their house. Some may even go to the extend in renovating the house including rendering the external walls, remodelling the kitchen, put in new carpet or polishing the tired looking floor board.
How can one be sure that the new owner will like the colour scheme, or polished timber floor or floating floor board?
Unless sellers are facing bankruptcy or move in a hurry and they do not have the time to improve the conditions of the house, most people do have an idea when they like to sell the house many months ahead, or even a year or two prior.
Why not do all these works two years before selling the house? The condition will remain new, and at least all the money spent on the improvement can be enjoyed by the seller.
One more important reason not to do all these the last minute - potential buyers may suspect that the sellers have something to hide e.g. cracks or rot.
